Frequently Asked Questions

Maybe you have a few questions. That’s okay; most people do. So here’s a quick collection of some of the questions people ask us… along with our answers. If you still have a question, don’t hesitate to contact us (or give us a call) and we’ll be happy to answer it for you.

Will you be listing my house on the MLS or actually buying it?

Excellent question. We don’t list houses and we’re not agents. As experienced property buyers, we purchase homes in San Antonio, Texas that fit our requirements. After that, we might decide to keep the house as a rental or fix it up and sell it to a different homeowner.

Do you pay fair prices for properties?

A large number of the homes we buy are below market value; we do this so that we can resell them to other homeowners for a profit. On a property, we want to receive a reasonable discount. In our experience, though, most sellers are more content that we can offer cash, that we can close quickly (no waiting for financing), and that you won’t have to spend a lot of money on agency fees or put up a lot of time fixing up the property in order for us to buy it, rather than expecting a big “windfall” on the sale. Should that be your desired outcome and you recognise the importance of selling your home quickly, let’s try to negotiate a reasonable price that benefits both of us. (In addition, you are committed to our no-obligation pricing.

How do you determine the price to offer on my house?

Great question, and we are completely transparent: Our procedure is pretty simple. We consider the property’s location, the necessary repairs, its present state, and the prices of previously sold comparable homes in the neighbourhood. As you are aware, home values have plummeted over the past five years, and in the majority of places, prices have yet to recover. There are numerous factors that we evaluate. and determine a reasonable cost that benefits both of us.

How are you different from a real estate agent?

When listing a property, real estate brokers hold out hope that it will be purchased. If there are any potential buyers, the agent presents the properties to them (it now takes six to twelve months on average to sell a property in many markets). If they are successful in finding a buyer, they keep a portion of the sale price. The agent’s compensation is typically 3-6% of the sale price of your home; for example, if your home is valued at $100,000, you will likely pay the agent between $3,000 and $6,000 in commissions. For individuals who can wait six to twelve months to sell and don’t mind forfeiting a portion of the sale price to cover commissions, agents offer an excellent service. However, here’s where we diverge: We are house buyers, not real estate agents. Our business

Is there any obligation when I submit my info?

You are under no obligation of any kind. After you provide us with some information about your property, we will examine it, perhaps schedule a call to discuss further, and then present you with an all-cash offer that is reasonable for both of us. You are free to decide whether or not to sell your residence to us at that point. and we promise not to bother or pester you. You are the only one making this decision, so we’ll let you do what’s best for you.
